VILLA DAMHUS

Villa Damhus is located on one of the best located plots by Damhussøen in Vanløse Copenhagen; on a very quiet villa road and has a fantastic view of both the lake and nature. The villa was created as a different take on a modern villa with climate-friendly and healthy materials, aesthetic innovations and operational technologies. The villa was ready to move into at the end of 2023 and will be fully furnished in 2024, where the rest of the grounds and the garden have also been completed. In addition to the house itself, Nova Tegra has also designed and built the interior such as kitchen, alcove, utility room, entrance hall, bathrooms, bedroom beds, cupboards, etc.


The villa is 235 m2 spread over 2 floors with an attached outbuilding/shed of 50 m2.
The villa is set on 42 screw foundations that go 2-4m into the ground and are produced from 75% recycled steel on a 100% solar-powered factory in Stuttgart, Germany. There is air to water underfloor heating throughout the house, which is therefore exempt from district heating as well solar cells on the entire flat roof area. The ventilation in the house is controlled by Duka ventilation and mechanically controlled skylight windows. The large window area also contributes to heating the house.


The villa is one large wooden construction, as a combination of factory-produced wooden elements and onsite wooden constructions, which together it creates a very different expression. In connection with the establishment of the designed and specially produced interior
stairs, some strong steel profiles have been established in the construction, which also support the larger external window corners, without
corner posts. The house is insulated with the more sustainable mineral wool consisting of 80% recycled glass and covered with de
more or less maintenance-free burnt wood larch wood boards in the variant Red Amber. Windows and doors are from Krone, without
supporting posts in the corner windows where the glass simply meets at sharp corners. Terraces and access decks that surround the villa are produced in the heat-treated thermal-pine.


Part of the design process of the villa was to add 5 James Bond-like features, which would add extra color to the construction and look and feel in everyday use. An almost invisible front door built into the facade, free ceiling beams in half of the living room floor, a Star-Wars-like staircase to the first floor, a courtyard with an orangery on the first floor and a facade overhang at the height of the first floor, in which in the long term either a tree must grow up through or a wilderness bath will be placed. In addition, a number of extra cool solutions have been established such as outdoor showers both outside the bathroom on the living room floor and outside the bedroom in the courtyard on the first floor. Exit doors from almost every room in the house; 8 units on the ground floor and 5 units on the first floor. 4 skylights on the first floor, 2 of which are designed as L-windows that go down the facade and become alm. windows; i.e. meet at the edge between facade and roof. A patio deck next to the kitchen for the morning coffee, which grows together with the outdoor shower outside the bathroom on the ground floor. Despite the reason relatively narrow area, the house is located in a way that, in addition to taking into account the neighboring boundaries, it also has terraces on both long sides, where both morning and afternoon sun can be enjoyed.
Despite the villa's obvious advantages through the healthy and sustainable approach and aesthetic measures, the villa is built within a
economy that corresponds to more traditional construction and has therefore received a relatively high assessment after completion.
